Living in Thessaloniki: What It's Really Like

The short version
Thessaloniki is a student-heavy, food-obsessed second city with a waterfront, lower rents than Athens and fewer foreigners, which makes it feel more Greek. A single person can live well on about €1,650 a month in our estimate. Flights to North America go through Athens or another hub.
Why live here
- Lowest budget in this batch for a single person (about €1,650 a month, our estimate)
- A big university population keeps cafes, music and nightlife busy year-round
- Walkable center and seafront promenade
- Easy weekend trips to Halkidiki beaches, Mount Olympus and North Macedonia/Bulgaria
- Less tourist pressure on housing than Athens or the islands
- Eligible for the same Greek nomad and retiree visas as Athens
Why not
- No direct flights to the US or Canada found
- Colder winters than Athens: January highs near 10.6 degrees C and lows about 3.4
- Smaller expat and coworking scene than Athens
- Traffic and parking are hard; the metro opened only recently and coverage is limited
- Greek is more necessary for daily errands than in Athens
Living in Thessaloniki means a student-heavy, food-obsessed second city on the Thermaic Gulf, with lower rents than Athens and far fewer foreigners. It feels more Greek than the capital, which some people love and others find hard in their first months. It is the lowest-budget city in this batch for a single person.
Our estimate for a comfortable single budget is about €1,650 a month, about €2,600 for a couple and about €3,600 for a family of four, before school fees. A central one-bed runs about €600 a month and about €450 outside the center. The main drawback for North Americans is flights: we found no scheduled nonstops across the Atlantic. Best neighborhoods for expats
Ladadika and the center have restored warehouses, bars, restaurants and offices, and suit singles and nightlife fans. Ano Poli (the Upper Town) climbs up to the old Byzantine walls with narrow lanes and views, and appeals to couples and creatives.
Kalamaria is a seafront suburb with promenades and cafes, good for families and retirees. Charilaou and Toumba are residential, with local shops and lower rents. Pylaia and Panorama sit on the leafy hills and are close to international schools.

Using the Aristotle University station's 1991-2020 normals, the average daily high is about 10.6°C in January and about 32.3°C in July, with January lows around 3.4°C. Annual rainfall is about 450 mm, spread fairly evenly, and the airport records about 2,338 sunshine hours a year.
Winters are colder than Athens, with occasional frost and wind. Summers are hot, and the sea is for strolling more than swimming from the city waterfront. Beaches on Halkidiki are a short drive away.
Getting around
The center and waterfront are walkable, and buses cover the city. A metro line has opened recently and coverage is still limited, so many people use buses, taxis or walk. Traffic and parking are hard. Athens is about five hours by road or a short flight.
Thessaloniki airport (SKG) has good European and UK links, but we found no scheduled nonstops to North America. Most people from the US or Canada connect through Athens or another European hub.
Work, coworking and internet
Thessaloniki has universities, a tech and startup scene and a smaller coworking community than Athens. We estimate a desk at about €100 a month. The Work From Greece portal says 5G covers about 90% of Thessaloniki, and fibre is standard in many neighborhoods. Remote workers on the Greece digital nomad visa must show €3,500 net a month.
Healthcare and international schools
The national health system serves residents, but waits are common, and expats usually add private insurance. Thessaloniki has several private hospitals and clinics, though English is less common than in Athens. See the Greece guide for national rules.
Families can look at Anatolia College and the American Farm School, which offer international-style programmes, plus other private schools. Check admissions and fees directly.
The downsides
No direct flights to the US or Canada is the big one. Winters are colder and wetter than the southern Greek cities, with January highs near 10.6°C. The expat and coworking scene is smaller, so you rely more on Greek-speaking friends. Traffic, parking and uneven pavements frustrate residents. As elsewhere in Greece, paperwork is slow and mostly in Greek.
How Thessaloniki compares
Athens has more flights, more English and more nomads, but it costs more: read Athens vs Thessaloniki. If you want a Mediterranean second city with beaches inside the city limits, compare Split in a different country: see Thessaloniki vs Split. In Portugal, Porto is a similar-sized alternative.

Notes: Population: 2021 census figures as shown on Wikipedia (municipality 319,045; metro 1,091,424): verify against ELSTAT. Rents, transit pass (€20) and coworking price are editorial estimates; Numbeo was used only as a sanity check and no operator fare page could be read, so transit is flagged. Thessaloniki's metro opened recently (late 2024 per general knowledge, not verified today); transit score 3 reflects that. Score notes: no scores of 1 or 5.
